Caution --If you agree to list/sell the home and the deal doesn't cover all the loans outstanding you may be in for problems with broker as well as buyer --and many a listing agreement obligates you to pay commission even if sale doesn't go thru or you balk to layout money to make it go thru. That 2d will come out of woodwork -needs to be covered.
Smarter seller will word listing agreement to read in effect no closing = no commissions but that doesn't solve all your problems.
