You're holding all the cards here. As long as you abide by all the terms of the lease, i.e. you don't give the landlord any reason under which he could evict you, you have the right to stay the duration of your lease, and there's not a thing the landlord can do about it.
Basically, the landlord's asking you to do him a huge favor. It's entirely up to you whether or not you want to do it, and under what terms. You probably have quite a bit of leverage, so play it right.
That said, make sure you get everything spelled out in writing before you do anything. You need to protect yourself in case the landlord has second thoughts when it comes to holding up his end of the bargain, or even worse, if he sues you for "breaking the lease".
