Me, as a LL, I'd probably let a potential new deadbeat get out the place and make sure he was out---I do not want a deadbeat squatting in myplace!
Then I'd pursue both sets of options --
1. All available remedies under the contract and
L-T law for breech of the contract.
2. Whatever the TX law provides for a bad check under circumstances where maker puts a stop on it.
And I'd proceed to try to get it re rented soon.....
