    THe taxes probably run with land not a personal liability of owner...but double check if you are personally liable as to association matters...my guess is yes you are

    CA is a very tenant friendly state , and there is some arguement that you are a tenant of the trust until such time as trustee transfers deed to you .....at the very least, your probable tenant status could buy time against the supposed new owner to follow all the proper eviction steps .....IF you raise that fighting point in proper forum .     Failure to keep on top of getting trustee to deliver deed may be as dumb as it gets....but I'm not sure you were on actual notice of her failure to perform until a good bit later ...tax bills that did not change over may not be " notice" ...but deeds are public records and you were super unwise not to follow up....you will need a lawyer

    Slim to none odds on a civil matter like this. Not clear what your deal with trustee required each to do...but you may have a solid case against trustee to deliver a clean deed ...get started like Monday You might have some odds to claim tenant status for now and require supposed owner to do the full eviction drill . Odds are you need paid legal help

    BE sure to revision child support math based on any new fact pattern.. My guess is Dads wacky proposal was an attempt to maintain 50/50 as an excuse not to pay child support .

    So just how does child benefit from all this....are the TX schools that much better? GIven you don't agree to his idea, he must now take it to court...I suggest you use counsel to best advance what you think is best for child...and he picks up ALL transportation tabs for such visitation as in granted for TX parent .

    Unless you are an expert at FL law as to notice , I strongly suggest you use hard copy notice properly worded and dated and delivered. PLUS your email version. Failure to give proper notice is deadly ! As a LL, I think too much notice gives a tenant too much time to be a pain and other things. . IF your law or lease require say 15 days I might give

    For it to count in a legal context , it must be in writing at least 30 days in advance and with such details as are in law and with confirmed delivery ...I'd give a few extra days to be sure..but not too many ...

    The school is very likely a mandatory reporter of suspected child abuse ..... The sharing of any child's records with anyone else is a whole different can of worms covered by Federal privacy laws. FAilure of school to follow the written IEP is a big deal if you push the buttons to require a due process hearing about same .
